But bare spots that reappear in the same locations or spread over time have an underlying cause that reseeding alone will not fix. Compacted Soil
Compacted soil is the most common underlying cause of persistent bare spots in Central Ohio lawns. In clay-heavy soils, compaction can become severe enough that grass roots simply cannot penetrate to an adequate depth. Turf in compacted areas thins, struggles through summer heat, and eventually dies back, leaving bare ground that may reseed itself with weeds before desirable grass can recover.
Reseeding a compacted area without addressing the soil structure typically produces poor germination and weak establishment because the new seedlings face the same conditions that killed the original grass. Aeration before seeding is the standard approach for compacted areas, and it is one reason we pair these services together.
Grub Damage
White grubs sever grass roots just below the soil surface, killing turf in irregular patches that often appear in late summer or fall. The affected areas peel back easily because the root connection to the soil has been destroyed. If grub damage is the source of bare spots, reseeding in those areas will help recovery, but without grub control, the new grass faces the same threat the following season.
Signs that point toward grub damage include turf that lifts like loose carpet, increased activity from birds, skunks, or raccoons digging in the lawn, and bare patches appearing in late summer without a clear drought or disease explanation.
Disease
Several fungal diseases cause thinning and bare areas in Ohio lawns, and they can be easy to mistake for other problems. Brown patch and dollar spot both produce distinct patterns of discoloration and thinning that can develop into bare areas if left untreated. Disease-related bare spots require fungicide treatment in addition to reseeding. Seeding into an area with active fungal disease produces poor results.
Shade and Tree Root Competition
Shade is one of the more challenging conditions to work around in lawn care. Tall fescue has reasonable shade tolerance compared to some other cool-season grasses, but dense shade from mature trees creates conditions where even shade-tolerant turf thins over time. Tree roots also compete directly with turf for water and nutrients in the same soil zone.
Bare areas under mature trees may be candidates for shade-tolerant grass varieties and a more realistic maintenance expectation, or for alternative ground covers in areas where turf simply cannot sustain itself.
Pet Traffic and High-Wear Areas
Concentrated foot traffic from pets or heavy use in specific areas physically damages turf over time. These spots are identifiable by their location—along fence lines, near gates, in path-worn areas—rather than by any random distribution. Reseeding helps, but managing traffic patterns and reinforcing those areas more frequently is the practical, long-term approach.
Seeding Timing and Method
Even when the underlying cause has been addressed, the timing and method of reseeding affect results. Fall is the optimal window for seeding cool-season grasses in Ohio—soil is warm enough for germination, temperatures favor establishment, and the lawn has several weeks of active growth before winter. Seeding in summer produces poor results because new seedlings cannot tolerate the heat stress, and spring seeding competes with pre-emergent weed control timing.
